SingleFamilyManagement provides residential property management services, including tenant and owner portals, rent collection coordination, maintenance coordination, and management of housing programs such as Section 8.

3. Payments & Fees

  • Management fees are paid by property owners pursuant to separate agreements.
  • All payments, including rent and fees, are processed through Stripe or other third-party payment processors.
  • We do not store or process payment card or banking information.
  • Fees, pricing, and payment terms may change with notice as outlined in applicable agreements.
  • Late fees, penalties, and tenant payment obligations are governed by individual lease agreements, not this website.

4. Tenant & Owner Responsibilities

  • Tenants and owners are responsible for the accuracy of information submitted through portals or communications.
  • Tenants must comply with their lease agreements at all times.
  • Owners are responsible for property condition, habitability requirements, and approval of major repairs unless otherwise agreed in writing.

Use of our website or portals does not replace or modify any lease or management agreement.

5. Maintenance & Repairs

  • Maintenance response times are not guaranteed.
  • We are not responsible for delays caused by vendors, supply shortages, weather, or circumstances beyond our control.
  • Emergency maintenance is limited to situations that pose immediate risk to life, safety, or property as defined by us.
  • We do not guarantee property conditions beyond applicable legal requirements.
  • Major repairs may require owner approval unless otherwise authorized.

6. Portals & Website Use

  • Portal access is provided “as is” and may be modified, suspended, or discontinued at any time.
  • We may suspend or restrict access for violations, non-payment, misuse, or security concerns.
  • Users may not misuse, interfere with, or attempt to gain unauthorized access to our systems.

7. Communications

By using our services, you consent to receive communications via:

  • Email
  • SMS/text messages
  • Portal notifications

Electronic communications are considered legally valid notices where permitted by law.

8. No Guarantees

  • We do not guarantee rental income, occupancy rates, property appreciation, or investment performance.
  • Information provided on the website or portals is for operational purposes only and should not be considered legal, financial, or investment advice.

9. Limitation of Liability

To the fullest extent permitted by law:

  • SingleFamilyManagement is not liable for indirect, incidental, consequential, or special damages.
  • Our total liability shall not exceed the amount paid to us for services in the preceding 12 months.
  • We are not responsible for actions or omissions of third-party vendors, contractors, or payment processors.

You agree to indemnify and hold harmless SingleFamilyManagement, its owners, employees, and agents from any claims, damages, losses, or expenses arising from:

  • Your use of our services
  • Violation of these Terms
  • Violation of any law, lease, or agreement

11. Termination

  • Property owners may terminate services pursuant to their management agreement.
  • Tenant rights and termination terms are governed by lease agreements.
  • We reserve the right to suspend or terminate access to services or portals at our discretion for violations or misuse.

12. Force Majeure

We are not liable for failure or delays caused by events beyond our reasonable control, including natural disasters, government actions, system outages, labor issues, or emergencies.

13. Governing Law & Venue

These Terms are governed by the laws of the State of Ohio.
Any legal action must be brought exclusively in Cuyahoga County, Ohio.

14. Minimum Age

You must be 18 years or older to use our website, portals, or services.

15. Changes to These Terms

We may update these Terms from time to time.
Changes will be posted on this page with an updated effective date. Continued use of our services constitutes acceptance of the revised Terms.
